Egypt Property Sales Terms and Conditions for Buyers
2. If you make an offer on a property that is listed with Egypt Property Sales, we will place that offer with the owner for his consideration and advise you of his decision to accept or decline the offer within 24 hours.
3. If the price is agreed and a contract to buy is signed, then a deposit will be payable directly to the owner of the property through your lawyer.
4. We know an excellent lawyer who can act on your behalf but you can find your own lawyer if you wish to. All the legal fees incurred in buying the property are the responsibility of the buyer, not that of Egypt Property Sales.
5. Your lawyer is responsible for all legal matters concerning the purchase of any property and its registration with the authorities and the Egypt Property Sales cannot be held responsible for any mistakes that a lawyer might make.
6. On signing of the contract, a fee of 1% of the purchase price of the property becomes payable to Egypt
Property Sales by the buyer for the services provided by Egypt Property Sales.
Short term rentals
Period of Renting
These conditions relate to rental periods of three months or less. The minimum period of rental is one week. All rentals over a period of 1 month require a property bond which will be fully refunded on your date of departure providing there is no damage to the apartment and its contents, this bond is held by Egypt Property Sales.
Rental charges
The rents quoted for periods of less than three months include electricity, water and gas. The rent does not include telephone usage. A charge for telephone usage, where applicable, will be made. Rent is to be paid directly to Egypt Property Sales.
Description of Flats
The management of Egypt Property Sales inspects all properties and the photographs shown on the website are intended to give a true description of the flat’s contents and location. Egypt Property Sales cannot be held responsible for any last minute changes made by the landlord.
Alternative Accommodation
Egypt Property Sales rent the flats on behalf of landlords with good faith and cannot be held responsible for any inconvenience by a landlord refusing to fulfil his obligations in honouring the booking he has previously accepted. If this occurs, Egypt Property Sales will find alternative accommodation of a similar standard, price and location on your behalf.
Damages
Charges will be made for any damage to the property or its contents. If you are renting for over 1 month a security bond is required, this bond is held by Egypt Property Sales.
Maintenance and Repairs
The maintenance and repair of all fixtures and fittings are the responsibility of the landlord. If a repair is necessary please inform an Egypt Property Sales representative as soon as possible. Damages made by the tenant are the responsibility of the tenant.
Cleaning
All flats will be clean for your arrival and should be left clean on your departure. If the flat is not clean when you leave, Egypt Property Sales will make a charge of 100 LE for the employment of a cleaner.
Visitors
There are no restrictions on any European or non-Egyptian National visitors but to comply with landlords’ wishes and Luxor regulations, no Egyptian National males or females can enter the premises of rented property without the landlord’s express permission, this relates to both male and female tenants unless a legally registered Orfi marriage paper or full marriage certificate is available for inspection. Tenants not complying with this clause and disregarding the landlord’s wishes may be asked to leave their rented property.
Making a Reservation
When you have selected a property and its availability has been confirmed, you can make a reservation. Payments can be made via Bank transfer. We advise that you have your flight dates confirmed before you make a booking. A Booking Fee of 100 LE will be added to the final rental total. ِWe require a 15% deposit to be paid at the time of booking this is to be sent via bank transfer.
Confirmation of Reservation
When Egypt Property Sales has received your payment a confirmation of the reservation will be forwarded to you and a receipt will be issued.
Notification of Cancellation
If you cancel the contract before moving into the accommodation the advance rent and any property bond will be forfeit.
Collection from the Airport

Long term rentals

We require a minimum 15% deposit to be paid at the time of booking or in some individual cases advanced rental as requested by a property owner. A security bond will be required against possible damages to the property or contents. The bond fee is determined by the owner of the property, the bond fee must be paid on or before taking up occupancy.
Confirmation of Reservation
When Egypt Property Sales has received your payment a confirmation of the reservation will be forwarded to you and a receipt will be issued for the amount of deposit paid.
Notification of Cancellation
If you cancel the contract before moving into the accommodation the advance rent and any property bond paid in advance will be forfeit.
